ANCHOR (Affordable New Jersey Communities for Homeowners and Renters) - Renter

The New Jersey ANCHOR program provides property tax relief to New Jersey residents who own or rent their primary residence and meet certain income limits. For the 2026 filing season (covering the 2025 application year), the program continues to use a simplified, combined application process that coordinates ANCHOR with the Senior Freeze (Property Tax Reimbursement) and Stay NJ programs for eligible residents.

Residents age 65 or older, as well as those receiving Social Security retirement or disability benefits, must file the combined PAS-1 application, which is available online and by mail beginning in early 2026. Homeowners and renters under age 65 who are not receiving Social Security disability benefits may have their ANCHOR benefit automatically processed by the state based on existing information, while others may need to submit an application if they do not receive confirmation that their benefit will be processed automatically.

Payment Amounts in 2026, based on 2025 income, are:

  • Homeowners with income of $150,000 or less will receive $1,500 ($1,750 if age 65 or older).
  • Homeowners with income of more than $150,000 and up to $250,000 will receive $1,000 ($1,250 if age 65 or older).
  • Renters with an income of $150,000 or less will receive $450 ($700 if 65 or older).

NJ Property Tax Reimbursement (Senior Freeze) - Renter

This program reimburses eligible senior citizens and disabled persons for property tax or mobile home park site fee increases on their principal residence (main home). It does not actually freeze your taxes but will reimburse you for any property tax increases you have once you’re in the program.

Applicants submit a single application to claim benefits from Senior Freeze, ANCHOR, and the new Stay NJ Program. Senior Freeze eligibility is based on residency, income, and age as of 2024 and 2025.

Stay New Jersey

The Stay NJ program offers property tax benefits to eligible homeowners aged 65 and older. It reimburses applicants for 50% of their property tax bills, up to a maximum of $13,000, with a 2025 benefit cap of $6,500.

100% Totally and Permanently Disabled Veterans Property Tax Exemption

If you are an honorably discharged veteran who was 100% permanently and totally disabled during active duty service, you may qualify for a full property tax exemption on your principal home.

If you are a surviving spouse or civil union/domestic partner of an honorably discharged veteran who was 100% permanently and totally disabled during active duty service, you also may qualify.

$250 Veterans Property Tax Deduction - Surviving Partner

If you are an honorably discharged veteran with active-duty military service, you may qualify for an annual $250 Property Tax Deduction.

You also may qualify if you are a surviving spouse/civil union/domestic partner of an honorably discharged veteran with active-duty military service.
