Montana Program Overview
Looking for property tax relief in Montana? There are two main ways to apply for property tax relief:
- Elderly Homeowner / Renter Credit
- Property Tax Assistance Program (PTAP)
Property Tax-Aide features the Elderly Homeowner/Renter Credit (Circuit Breaker) and the Property Tax Assistance Program (PTAP).

Elderly Homeowner / Renter Credit
The program provides a refundable credit to individuals age 62 or older for a portion of their property taxes or rent paid in relation to their income. Property taxes are assumed to be 15% of rent payments. The maximum credit granted may not exceed $1,150.
Eligibility
You are eligible for this credit if, during the year for which you are claiming the credit, you:
- Are 62 years of age or older as of December 31.
- Lived in Montana for at least nine months.
- Rented, owned, or leased a home in Montana for at least six months.
- Live in a household where the total combined gross income of all its members is less than $45,000 for the 2025 tax year.
Application Deadline
File Form 2 and pay the tax due by April 15, 2026. An automatic extension of six months applies to filing your return, but this extension does not apply to payments.
Required Documentation
- Complete the Montana Individual Income Tax Return (Form 2) and the Schedule 2EC.
- You must include a copy of your 2025 property tax bill and/or your signed rent receipts or a statement detailing the rent paid during the year, signed by your landlord.
Property Tax Assistance Program (PTAP)
The Property Tax Assistance Program (PTAP) helps citizens on a fixed or limited income by reducing the property tax rate on their home.
The PTAP benefit only applies to the first $418,000 of your primary residence market value. Your income and marriage status determine the reduction.
Eligibility
To qualify in Tax Year 2026, you must:
- Own or currently be under a contract to purchase a home, mobile home or manufactured home.
- Live in the home as your primary residence for at least seven months of the year.
- Have a 2024 Federal Adjusted Gross Income (FAGI), excluding capital and income losses, less than:
- Single: $29,037
- Married or Head of Household: $38,917
- Include your spouse’s income in your 2024 FAGI regardless of whether they are a co-owner of the home.
- If you are a new Montana resident, include a copy of your 2024 federal income tax return with your completed application.
- If your only income is from social security, veterans’ benefits and/or other nontaxable sources, include a copy of your social security statement and/or other income documentation with your completed application.
Application Deadline
- Application must be delivered or postmarked by April 15, 2026. If you miss the deadline, apply as soon as possible to ensure you are included in the program’s verification process for the following tax year.
- Once you have applied for the program, the state will notify you each year whether you qualify. You will be included in the program’s annual income verification until you move from residence.
- If you have previously applied and qualified, as long as you still own and live in your home, your application will remain active. The program will send you a letter each year with your current Property Tax Assistance Program status.
