Georgia Program Overview
Looking for property tax relief in Georgia? There are three main ways to apply for property tax relief:
- Homestead Exemption for 65+
- Disabled Veteran or Surviving Spouse
- Standard Homestead Exemption
Property Tax-Aide features three property tax relief programs in Georgia: Homestead Exemption for 65+, Disabled Veteran/Surviving Spouse Exemption, and the Standard Homestead Exemption. Some counties have increased the amounts of their homestead exemptions by local legislation above the amounts offered by the State. Generally, the exemptions offered by the county are more beneficial to the homeowner.

Homestead Exemption for 65+
Eligible taxpayers 65 years of age or over receive an exemption of $4,000 from all state and county property taxes. Through local option, counties may increase the amount of the exemption. For example, Fulton County provides a $50,000 homestead exemption for residents over the age of 65 with no income requirement.
Eligibility
- Eligible applicants must be at least 65 years old.
- They must also occupy their property as a primary residence.
- Income of the owner and their spouse must not exceed $10,000 for the prior year. The income requirement excludes income from retirement sources, pensions, and disability payments up to the maximum amount allowed to be paid to an individual and spouse under Social Security. This amount is $96,432 for 2025. Local taxing jurisdictions may establish additional eligibility criteria based on age or income.
Application Deadline
Applications can be filed year-round but must be submitted on or before April 1 in order to apply for the current tax year.

Disabled Veteran or Surviving Spouse
Any qualifying disabled veteran or their surviving spouse may receive a property tax exemption of up to $121,812 for 2025. This amount is set each year by the U.S. Department of Veterans Affairs. Property value above this exemption amount remains taxable.
Eligibility
- Must be a Georgia resident
- Received an honorable discharge
- Has a service-connected, 100% permanent and total disability rating from the VA, or
- Entitled to compensation from the VA at the 100% rate due to unemployability, or
- Entitled to compensation from VA for:
- loss or permanent loss of use of one or both feet
- loss or permanent loss of use of one or both hands
- loss of sight in one or both eyes
- permanent impairment of vision of both eyes
- The unremarried surviving spouse or minor children of any qualifying veteran shall be entitled to the same exemption on the homestead, as long as such spouse or minor children continue to occupy the home as a homestead.
Application Deadline
Applicants must file the application for homestead exemption between 1 January and 1 April in order to qualify for a benefit that year.
Required Documentation
- Requires a letter from the U.S. Department of Veterans Affairs stating applicant has a 100 percent service-connected disability.
Standard Homestead Exemption
Eligible taxpayers receive an exemption of $2,000 from the 40% assessed value of their primary residence. The exemption applies to state, county, and school taxes.
Eligibility
- All homeowners are eligible for the exemption, as long as they occupy the property as their primary residence.
Application Deadline
Applicants must file the application for homestead exemption between 1 January and 1 April in order to qualify for a benefit that year.
Required Documentation
Each county may have different documentation requirements. In general, be prepared to provide:
- A valid Georgia Driver’s License or Georgia Identification Card
- Social Security Number
- Registration for vehicles owned by and registered in the name of the owner and spouse
